How do you manage property viewings?

We have a stringent process for assessing the genuine circumstances of each and every propspective purchaser in order to avoid any abortive sales moving forward i.e. we seek proof of funds from prospective purchasers prior to reporting any offers to our Vendor clients. Once we have assessed a potential buyer, we will arrange a viewing of the property at a mutually convenient day and time to suit both parties.  After the viewing, it is company policy to seek feedback, this shall then be reported to you with immediate effect.

What happens when someone wants to make an offer?

One of our experienced negotiators will deal with all of this process for you.  As we will have already carried out our necessary due dilliegnce on the potential buyer prior to any offers, we don’t have to go through this process again.  Once you accept an offer, we shall prepare a Memorandum of Sale on your behalf and forward this document to the relevant parties in the transaction. Alternatively, we can recommend a solicitor from our pre-approved panel who are all experienced in managing these processes quickly and efficiently.

What else may I need to do to market my property?

Prior to marketing, you will need to get an Energy Performance Certificate for your property.  We can recommend providers to complete this on your behalf. 

Can I use my own solicitor rather than one that you recommend?

If you have a preferred solicitor then that is fine.  The reason we recommend solicitors from our approved list is because they are professional advisors who are experienced  in completing on sales in the fastest time possible and therefore tend to be the preferred choice of both our sellers and buyers.
